How to use the residential comparable sales functionality

Search for similar sold properties by price, land size, bedrooms, and other attributes.

You can use Landchecker's residential comparable sales tool to find properties similar to your subject property that have recently sold. This article explains how to search for comparable sales, adjust your search criteria, and review the results on the map.

What are Residential Comparable Sales?

Residential comparable sales are properties similar to your subject property that have recently sold in the same area. These sales help you assess market value by comparing key attributes like property type, land size, number of bedrooms and bathrooms, and sale price.

Real estate agents, valuers, and property professionals use comparable sales to determine appropriate pricing and market trends.

Who can Access Residential Comparable Sales?

The residential comparable sales functionality is available on Landchecker's Advanced and Enterprise plans. If you're on a different plan and want to access this feature, you'll need to upgrade your plan. Simply visit our plans page here.

How to Search for Residential Comparable Sales

Follow these steps to find comparable sales for your subject property:

Step 1: Select Your Subject Property

Start by selecting the property you want to compare local sales to. You can do this by:

  • Searching for the property address in the search bar at the top of the map

  • Clicking directly on a property on the map to select it

Once selected, the property information panel will open on the right side of your screen.

Step 2: Open the Comparable Sales Tool

Click on the comparable sales icon located on the left side of your map. This will open the comparable sales search panel with pre-filled criteria based on your subject property.

The search criteria are automatically populated with details from your subject property, including:

  • Category (residential)

  • Property type (house, apartment, townhouse, etc.)

  • Price range

  • Land area (size in square metres)

  • Property attributes (number of bedrooms, bathrooms, car spaces)

Step 3: Run Your Initial Search

Scroll down to the bottom of the search criteria panel and click the Search button to see comparable sales results. The map will display pins showing properties that match your criteria, with sale prices visible on each pin.

Step 4: Refine Your Search Criteria

You can edit your search criteria to narrow down the results and find properties of similar value in the area. Adjust any of the following criteria:

  • Price range: Increase or decrease the minimum and maximum sale price to find properties in your target price bracket.

  • Land area: Adjust the land size range to find properties with similar lot sizes to your subject property.

  • Property attributes: Modify the number of bedrooms, bathrooms, or car spaces to match your requirements more closely.

  • Date range: Change the timeframe to see more recent sales or expand the period to include older transactions.

After making changes, click Search again to update the results on the map.

Step 5: View Comparable Properties on the Map

Once you run your search, the map displays the comparable sales results:

  • Pins appear on properties showing their sale prices

  • Properties within your search criteria are clearly marked

  • Hover your mouse over any pin to see a pop-up profile with key property data

The pop-up profile displays essential information including:

  • Property address

  • Sale price

  • Sale date

  • Land size

  • Number of bedrooms, bathrooms, and car spaces

  • Property type

Step 6: Investigate Individual Properties in Detail

For a closer look at any comparable property:

  1. Click on the residential address in the pop-up profile

  2. You'll be directed to the detailed property information panel on the right side of the screen

  3. Review comprehensive property details, including sales history, property attributes, and planning information

You can move between each marked property on your map to conduct your review and comparison. Zooming in and out on the map gives you a good sense of how residential properties relate to one another in the vicinity of your subject property.

Saving Your Comparable Sales Results in a Project

Once you've identified relevant comparable sales, you can save these properties to a project for easy reference and future analysis.

Step 1: Enable Draw Mode and Select the Map Pin Tool

Before running your comparable sales search:

  1. Click on the drawing tools icon in the right-hand side toolbar

  2. Select the map pin tool from the available drawing options

  3. This activates draw mode, which you'll need to mark your comparable properties

Step 2: Run Your Comparable Sales Search

With draw mode active, run your comparable sales search following the steps outlined above. The map will display pins showing properties that match your search criteria.

Step 3: Mark Comparable Properties with Map Pins

To mark properties you want to save:

  1. Zoom in to the comparable sales results on the map

  2. Click to drop a pin on each property you want to mark

  3. Repeat this process for all the comparable properties you wish to save

  4. The map pins will help you visually identify which properties you've selected for comparison

Step 4: Exit Draw Mode

Once you've finished placing pin markers on all relevant properties:

  1. Click the X button at the top center of the map where the draw mode status shows

  2. This exits draw mode and allows you to select properties on the map

Step 5: Save Properties to a Project

Now you can save your marked properties:

  1. Click on a property you marked with a pin

  2. Maximise the right-hand side property information panel

  3. Click the Save to Project button

  4. A pop-up window will appear with project options

Step 6: Create a New Project or Add to Existing

In the pop-up window, you can:

  • Create a new project specifically for your comparable sales results by entering a project name such as "Comparable Sales - [Subject Property Address]"

  • Add to an existing project if you've already created one for this analysis

Repeat steps 5 and 6 for each property you've marked with a pin.

Creating a dedicated project for your comparable sales allows you to organise all relevant properties together, making it easier to:

  • Review and compare properties side by side

  • Add notes about specific comparables

  • Share the project with clients or team members

  • Export the list for reporting purposes

  • Return to your analysis at any time

Tips for Effective Comparable Sales Searches

To get the most relevant comparable sales results:

  • Start broad, then narrow: Begin with wider search criteria, then gradually narrow the parameters to focus on the most similar properties.

  • Consider recent sales: More recent sales typically provide better indicators of current market value. Focus on properties sold within the last 3-6 months for the most accurate comparisons.

  • Check multiple attributes: Don't rely on just one criterion like price or land size. Look at the full combination of attributes to find truly comparable properties.

  • Review location context: Use the map view to understand how location factors like proximity to amenities, main roads, or parks might affect property values in the area.

  • Save promising properties: You can save comparable properties to a project for easy reference and to share with clients or team members.
