A land tax certificate (Sec 105 Land Tax) shows any land tax that is due and unpaid on a property at the time of purchase. This is typically required during property settlement to confirm the vendor's land tax position.
You can purchase this certificate through Document Searches under the Certificate Searches tab. Note that this certificate has an estimated delivery time of 10 business days from purchase.
Plan access: Available to users on a paid Landchecker plan.
How do I purchase a land tax certificate in Victoria?
Select Document Searches in the navigation bar.
Select Certificate Searches.
Select State — VIC, then select Next.
Select a property identifier from the Search By dropdown, then select Search. Property identifiers include:
Address
Council Number
Crown Description
Lot/Plan
SPI
Volume/Folio
Enter a job reference if applicable.
Scroll down to the Certificates section.
Tick the checkbox next to Sec 105 Land Tax.
An Additional Information Required section will appear. Complete all fields:
Select Vendor type — Individual or Company
Enter the vendor's individual or company name
Select Purchaser type — Individual or Company
Enter the purchaser's individual or company name
Enter the settlement date
Enter the land tax use code
Select Add selected items to shopping cart.
Select the shopping cart icon in the navigation bar.
Select View Cart to review your order, or Purchase to proceed directly to checkout.
If you selected View Cart, confirm your order is correct, then select Go To Checkout.
Confirm your Delivery method and Payment method, then select Buy.
Once your order is placed, the estimated delivery time is 10 days. If your certificate has not arrived by then, refer to the article on following up on documents past their estimated delivery date.
What information do I need to complete the additional fields?
The Sec 105 Land Tax certificate requires details about both the vendor and purchaser before it can be ordered. You will need the full legal name of each party (as individual or company), the settlement date for the transaction, and the land tax use code for the property. If you are unsure of the land tax use code, check with the vendor's legal representative or conveyancer.
