How to Purchase a Copy of Plan in Victoria

A Copy of Plan shows the subdivision of an original parcel of land in Victoria, including legal boundaries, dimensions, and the location of individual parcels. These plans are essential for understanding property boundaries, easements, and land configuration.

You can purchase a Copy of Plan through Landchecker in three ways.

State availability: You can purchase a copy of the title plan for properties in all Australian states and territories, but this article is specific to Victoria only.


What Is a Copy of Plan?

A Copy of Plan is the registered survey plan that shows:

  • Legal boundaries of land parcels

  • Dimensions and measurements of lots

  • Location of parcels within a subdivision

  • Easements and rights of way (if applicable)

  • Lot numbers and plan numbers

  • Original subdivision layout

Copies of Plan are referenced on Victorian title searches by their plan number and are commonly needed for conveyancing, building applications, and property development.


Method 1: Using the Map

This is the quickest way to order a Copy of Plan when you know the property address.

Step-by-step instructions:

  1. Use the search bar in the top left corner of the Map to find your property

  2. Click the Documents tab in the right-hand information panel

  3. Select the checkbox next to Copy of Plan

  4. Click +Add selected items to shopping cart

  5. Click the shopping cart icon in the navigation bar

  6. Select View Cart to review your order, or Purchase for instant checkout

  7. If you selected View Cart, review your order and click Go To Checkout

  8. Review your delivery and payment methods

  9. Click Buy to complete your purchase


Method 2: Using Document Searches - Title Search

Use this method when you want to search by various property identifiers, including Volume/Folio or Lot/Plan.

Step-by-step instructions:

  1. Click Document Searches in the navigation bar, which will open up to the Title Search option

  2. Choose VIC as your state, then click Next

  3. Select how you want to search:

    • Address - search by street address

    • Council Number - search by council property number

    • Crown Description - search by crown allotment and section

    • Lot/Plan - search by lot and plan number

    • SPI - search by Standard Parcel Identifier

    • Volume/Folio - search by volume and folio number

  4. Enter your search details and click Search

  5. (Optional) Enter a Job Reference

  6. Select the checkbox next to Copy of Plan

  7. Click +Add selected items to shopping cart

  8. Click the shopping cart icon in the navigation bar

  9. Select View Cart to review your order, or Purchase for instant checkout

  10. If you selected View Cart, review your order and click Go To Checkout

  11. Review your delivery and payment methods

  12. Click Buy to complete your purchase


Method 3: Using Document Searches - Standard Searches

Use this method when you already know the exact plan number.

Step-by-step instructions:

  1. Click Document Searches in the navigation bar

  2. Select the Standard Searches tab

  3. Choose VIC as your state, then click Next

  4. Click Copy of Plan to expand the textbox

  5. Enter the plan number (format example: PS273849B, TP103849B, or LP037847)

  6. (Optional) Enter a Job Reference

  7. Click +Add to Cart

  8. If you have multiple plans to order, you can enter or paste in a list of plan numbers separated by a comma.

  9. Click the shopping cart icon in the navigation bar

  10. Select View Cart to review your order, or Purchase for instant checkout

  11. If you selected View Cart, review your order and click Go To Checkout

  12. Review your delivery and payment methods

  13. Click Buy to complete your purchase


What You Need to Know

Plan number: The plan number can be found on a Victorian title search and typically includes a plan type prefix (e.g., PS for Plan of Subdivision, LP for Land Parcel).

Plan numbers can also be found within the Landchecker Map within the right-hand side Property Details under LOT/PLAN when a property is searched or selected.

Job Reference: This is an optional field where you can add your own matter reference number to help track and organise your document purchases.

Delivery: Documents will be emailed to you on fulfilment, which is within just a couple of minutes for VIC Copies of Plan. You can update your preferred delivery method at checkout.

Document format: Plans are delivered as PDF documents showing the registered survey plan.


Common Plan Types in Victoria

Victorian plans use different prefixes to indicate the plan type:

  • PS - Plan of Subdivision

  • LP - Land Parcel

  • TP - Title Plan

  • CP - Consolidation Plan

  • RP - Re-subdivision Plan

The plan type will be shown on the title search and determines which registered plan you'll receive.


Delivery and Follow-up

Copies of Plan are typically delivered within a couple of minutes. If your document hasn't arrived within the estimated timeframe, you can track your order through the Order Manager or contact support for assistance.

Can't find the property?

  • Try different search methods (address, lot/plan, volume/folio)

  • Verify the property information is correct

  • Some properties may require specific identifiers like SPI or volume/folio
