Proximity Analysis shows you what's near a property, measured either by travel time or by a fixed distance. Use it to assess how well located a listing is, scope a site during due diligence, or build report images that show what's nearby.

What Is Proximity Analysis?
Proximity Analysis sits in the right-hand property information panel and has two settings:
Distance To — shows the area a person could walk, cycle or drive from the property within a chosen time.
Radius — draws a fixed circular buffer around the property, up to 1 kilometre.
Both settings share the same Show Nearby Places of Interest option, which lists individual amenities such as restaurants, schools, health services and public transport stops inside your selected area.
How Do I Open Proximity Analysis?
Search for a property using the search bar at the top of the map.
In the right-hand information panel, scroll down and click Proximity Analysis to expand the section.
Choose Distance To to measure by travel time, or Radius to measure by a fixed distance.
How Do I Use the Distance To Setting?
With Distance To selected:
Choose a travel mode: Walking, Cycling or Driving.
Select up to four time frames, ranging from 5 to 60 minutes.
Tick "Show Nearby Places of Interest" if you want to list the amenities within those time frames.
A shaded overlay appears on the map showing the area reachable within each time frame, with a different shade for each one so you can compare them.
Once Show Nearby Places of Interest is ticked, the results list on the right automatically updates to show each place of interest within your selection, along with its walking distance from the property.
How Do I Use the Radius Setting?
With Radius selected:
Set your buffer distance using one of the presets (50 m, 100 m, 500 m or 1 km), by dragging the slider, or by dragging the edge of the buffer directly on the map.
Tick Show Nearby Places of Interest if you want to list the amenities inside the buffer.
The buffer updates on the map as you adjust the distance.
How Do I Choose Which Places of Interest to Show?
Once Show Nearby Places of Interest is ticked, Proximity Analysis displays every category of amenity by default, and the map groups nearby markers into clusters showing how many sit in each area. To narrow this down to specific categories:
Open the Common Layers panel on the left-hand side of the map.
Toggle on the categories you want to see
Toggle off any categories you don't need, or use Hide All Places of Interest to clear every marker from the map.
Markers for each active category appear on the map within your Distance To area or Radius buffer, and the results list on the right updates to match your selection.

Real Estate Agents – Use Distance To to show buyers how walkable a listing is to transport, schools and shops, or use Radius for a quick, fixed distance to quote in a listing description.
Property Developers – Use Radius to scope a site's surrounding amenities during due diligence, or Distance To to compare a site's walkability against other locations under consideration.
Valuers – Use Distance To and Radius together to document a property's proximity to relevant amenities in a valuation report, with exact distances rather than general descriptions.
Legal Professionals and Conveyancers – Use Radius to note nearby amenities a purchaser may ask about in a conveyancing report, with a fixed distance that's easy to reference.
Architects and Town Planners – Use Distance To to assess a site's walkability for a planning application, or Radius to identify existing services within a set distance during design.
Common Questions
What is the difference between Distance To and Radius?
Distance To measures a travel-time catchment by walking, cycling or driving, while Radius measures a fixed straight-line distance around the property. Use Distance To when travel time matters more than raw distance, such as walkability, and Radius when you need a fixed buffer for a report or search.
Do I need to select a places-of-interest category to use Proximity Analysis?
No. Category filtering in the Common Layers panel only affects which markers appear once you've ticked Show Nearby Places of Interest. Without it, Proximity Analysis still shows the Distance To overlay or Radius buffer on its own.
Can I use Proximity Analysis on any property in Australia?
Yes, on every property in Australia, on the Advanced and Enterprise plans.
