In New South Wales, some properties have titles that are part of an Auto Consol (Automated Consolidation) system, while others have stand-alone titles. Before purchasing an NSW title, you can run a CT Inquiry to check whether the property has an Auto Consol title or a stand-alone title.
What is a CT Inquiry?
A CT Inquiry is a search that tells you whether a property's title reference (folio) is part of an Auto Consol or is a stand-alone title. This helps you verify the title type before you purchase the full NSW title document.
How to run a CT Inquiry in Landchecker
You can run a CT Inquiry in two ways: through the Documents tab on the map or through the Document Searches page.
Method 1: Run a CT Inquiry from the map
Search for your property address in the Landchecker map search bar
Click on the property to open the right-hand side information panel
Select the Documents tab in the panel
Enter your job reference (if applicable)
If multiple titles are available, tick the checkbox next to CT Inquiry
Click Add item to cart
Click the shopping cart icon in the top navigation bar
Select View Cart to review your order, or select Purchase to proceed to checkout
Review your delivery method and payment method, then click Buy
Method 2: Run a CT Inquiry from Document Searches
Click Document Searches in the top navigation bar
Select the Standard Searches tab
Choose NSW as your state
Enter your job reference
Scroll down to the sixth search option called CT Inquiry and toggle it open
Enter the title reference in the search field
Click Add to Cart
Click the shopping cart icon in the top navigation bar
Select View Cart to review your order, or select Purchase to proceed to checkout
Review your delivery method and payment method, then click Buy
How to view your CT Inquiry results
After you purchase a CT Inquiry, you can view the results in your Order Manager:
Go to Order Manager (accessible from your account menu)
Find your CT Inquiry order
Click View More to access the document
The results will show whether the title is part of an Auto Consol next to the folio reference
What does the CT Inquiry tell you?
The CT Inquiry results will indicate whether the property's title reference is:
Part of an Auto Consol - this will be clearly marked next to the folio reference
A stand-alone title - if there is no Auto Consol notation, the title is stand-alone
