How to Purchase NSW Crown Plans

Learn how to purchase NSW Crown Plans for properties with DP750000-759999 plan numbers.

Crown Plans (CP) are required for certain historical land parcels in New South Wales, specifically Crown Portions and Town Allotments. These properties use Crown Plan numbers instead of standard Deposited Plan (DP) numbers for accurate representation and documentation.

State availability: This guide is specific to New South Wales only.


When You Need a Crown Plan

Crown Plans are required for properties with Deposited Plan numbers in the range DP750000 to DP759999. These plan numbers are directly associated with Crown Portions and Town Allotments.

Why standard DP orders fail: If you attempt to order a standard NSW Plan using a DP75 number (e.g., DP755000), your order will be marked as "Error" in your Order Manager because these properties require a Crown Plan number, not a Deposited Plan number.

Finding Your Crown Plan Number

You must obtain the Crown Plan number from a NSW title search before ordering a Crown Plan. Once you’ve purchased the Title, you can see the Crown Plan number under the Land Description section.

Step 1: Order a NSW Title Search

If you don't already have a title search for the property, you'll need to order one first. See our guide on how to complete a Title Search in NSW.

Step 2: Locate the Crown Plan Number

Once you have the title search:

  1. Open the title search document

  2. Find the Land Description section

  3. Look for the Crown Plan number (format: CP followed by numbers with decimals)

  4. Note the complete Crown Plan number including all digits and decimals

Example format: CP3000.0000


How to Purchase a Crown Plan

Once you have the Crown Plan number from your title search, follow these steps.

Step-by-step instructions:

  1. Click Document Searches in the navigation bar

  2. Select the Standard Searches tab

  3. Choose NSW as your state, then click Next

  4. (Optional) Enter a Job Reference

  5. Click NSW Plan to expand the textbox

  6. Enter the Crown Plan number in the format CP(number)

    • Example: CP3000.0000

    • Include all digits and decimal points as shown on the title

  7. Click +Add to Cart

  8. Click the shopping cart icon in the navigation bar

  9. Select View Cart to review your order, or Purchase for instant checkout

  10. If you selected View Cart, review your order and click Go To Checkout

  11. Review your delivery and payment methods

  12. Click Buy to complete your purchase


Crown Plan Number Format

Crown Plan numbers follow a specific format that must be entered exactly as shown on the title search.

Required format: CP followed by numbers with decimal points

Example: CP3000.0000

Important formatting rules:

  • Always include the "CP" prefix

  • Include all digits as shown on the title

  • Include decimal points exactly as they appear

  • Do not add spaces between CP and the numbers

What are Crown Portions and Town Allotments?

Crown Portions and Town Allotments are historical land designations in NSW:

  • Crown Portions: Land parcels originally granted or reserved by the Crown (government)

  • Town Allotments: Historical land parcels within towns and villages

Due to their unique legal and historical context, these land types require Crown Plans for accurate documentation rather than standard Deposited Plans.


Troubleshooting

Order marked as "Error" in Order Manager?

  • You likely tried to order using a DP75 number instead of a Crown Plan number

  • Order a title search to obtain the correct Crown Plan (CP) number

  • Re-order using the CP number from the title search

Can't find the Crown Plan number?

  • Check the Land Description section of your title search

  • The Crown Plan number should be clearly listed for DP75 properties

  • If not visible, contact support@landchecker.com.au for assistance

Invalid Crown Plan number error?

  • Verify you've entered the number exactly as shown on the title, including all decimal points

  • Ensure you've included the "CP" prefix

  • Check for any spaces (there should be none between CP and the numbers)

  • Confirm you've selected NSW as the state

How do I know if I need a Crown Plan? If your property has a Deposited Plan number between DP750000 and DP759999, you need a Crown Plan. This will be indicated on your title search.
