How to Complete a Title Search in Western Australia

You can order a WA Title Search through Landchecker to access ownership details and registered interests for properties in Western Australia. A WA Title contains information about who owns the land and any lodged or registered interests or claims (encumbrances) affecting that ownership.

What is a WA Title Search?

A WA Title Search provides essential legal and ownership information about a property in Western Australia. The title document includes:

  • Current registered owner details

  • Mortgages and charges

  • Caveats

  • Easements

  • Leases

  • Other registered interests or encumbrances

Important: WA Titles do not include survey dimensions such as angles, boundaries and area measurements. To obtain property dimensions and boundaries, you need to order a copy of plan separately.

Two Ways to Order a WA Title Search

You can purchase a WA Title Search through Landchecker in two ways: directly from the Map view or through the Document Searches page.

Method 1: Order a WA Title from the Map

Use this method when you know the property address.

Step 1: Search for the Property

Enter the property address in the search bar located at the top left corner of the Map, under the Landchecker logo.

Step 2: Select the WA Title Search Document

  1. Click the Documents tab in the right-hand side panel

  2. Enter your Job Reference

  3. Tick the checkbox beside WA Title Search

  4. Click Add item to cart

Step 3: Review and Purchase

  1. Click the shopping cart icon in the navigation bar

  2. Choose one of these options:

    • View Cart - Review your order details before purchasing

    • Purchase - Proceed directly to checkout

  3. If you selected View Cart, verify your order is correct and click Go To Checkout

Step 4: Complete Your Order

  1. Select your preferred Delivery Method (see options below)

  2. Select your Payment Method

  3. Click Buy to complete your purchase

Method 2: Order a WA Title Using Lot/Plan Details

Use this method when you already have the Lot/Plan number for the property. This saves time because you don't need to search for the property address first.

Step 1: Access Document Searches

Navigate to Document Searches in the top navigation bar, then select the Standard Searches tab.

Step 2: Select Western Australia

Choose State - WA from the dropdown menu and click Next.

Step 3: Enter Lot/Plan Details

  1. Enter your Job Reference

  2. Click WA Title Search under the list of Products

  3. Enter the Lot/Plan number

  4. Click +Add to Cart

Step 4: Complete Your Purchase

Click the shopping cart icon in the navigation bar to review your order and proceed to checkout.

Delivery Method Options

You can choose how you receive your WA Title Search:

  • Send a separate email for each order item

    Use this option when ordering multiple documents with different estimated delivery times. You will receive each document as soon as it becomes available.

  • Send one email including all order items

    Use this option to receive all documents together in a single email once all items in your order are ready.

  • Send no email and notify me for each order item with an in-app notification

    Use this option if you prefer not to receive emails. You can download your documents directly from your Order Manager once they are fulfilled.

Estimated Delivery Time

WA Title Searches are typically delivered within the estimated timeframe shown at checkout. Most WA titles are available for immediate download after purchase. Delivery times may vary depending on document availability from Landwater (the Western Australian land registry).

If your order has not been delivered within the estimated timeframe, you can follow up on delayed documents through your Order Manager.

Where to Find Lot/Plan Numbers

The Lot/Plan number for a Western Australia property can be found on:

  • Previous title documents

  • Property contracts

  • Rates notices

  • Council documents

Accessing Your Ordered Documents

All purchased documents are available in your Order Manager, which you can access from your Landchecker account. Documents remain in your Order Manager for future reference even after they have been delivered via email.
