What is an SA Check Search?
A South Australian check search provides a current snapshot of recent lodgements against a property title. The document shows dealings and priority notices registered within the previous 90 days, helping you identify any recent changes, pending transactions, or restrictions that may affect the property.
Check searches are commonly used during conveyancing to ensure no unexpected dealings have been lodged between contract and settlement.
Three Ways to Purchase an SA Check Search
You can purchase South Australian check searches through Landchecker using three methods:
Directly from the Landchecker map by searching for a property address
Through Document Searches under the Title Search tab
Through Document Searches under the Standard Searches tab
Choose the method that works best for your workflow. All three methods deliver the same check search document.
Method 1: Purchase from the Landchecker Map
This method works well when you're already viewing a property on the map or searching by property address.
Enter the property address in the search bar at the top left corner of the map
Click on the property to open the information panel on the right side
Select the Documents tab in the information panel
Enter your Job Reference
Tick the checkbox next to Check Search
Click Add selected items to shopping cart
Click the shopping cart icon in the navigation bar
Select View Cart to review your order, or Purchase to proceed directly to checkout
If you selected View Cart, review your order details and click Go To Checkout
Choose your preferred Delivery Method and Payment Method
Click Buy to complete your purchase
Your SA check search will be delivered to your email and available in your Order Manager once processing is complete.
Method 2: Purchase via Title Search
This method allows you to search by property address and view all available documents for that property.
Click Document Searches in the top navigation bar
Select the Title Search tab
Enter your Job Reference
Choose SA as your state, then click Next
Select Search by - Address
Enter the property address details in the corresponding fields
Click Search
Tick the checkbox next to Check Search
Click Add selected items to shopping cart
Click the shopping cart icon in the navigation bar
Select View Cart to review your order, or Purchase to proceed directly to checkout
If you selected View Cart, review your order details and click Go To Checkout
Choose your preferred Delivery Method and Payment Method
Click Buy to complete your purchase
Your SA check search will be delivered to your email and available in your Order Manager once processing is complete.
Method 3: Purchase via Standard Searches
This method works best when you already have the title identifier from a copy of the title document.
Click Document Searches in the top navigation bar
Select the Standard Searches tab
Enter your Job Reference
Choose SA as your state, then click Next
Click on Check Search to expand the search options
Enter the Title Identifier in the format CT5685/463 (found on the title document)
Click +Add to Cart
Click the shopping cart icon in the navigation bar
Select View Cart to review your order, or Purchase to proceed directly to checkout
If you selected View Cart, review your order details and click Go To Checkout
Choose your preferred Delivery Method and Payment Method
Click Buy to complete your purchase
Your SA check search will be delivered to your email and available in your Order Manager once processing is complete.
Understanding Delivery Methods
When completing your purchase, you can choose how you'd like to receive your documents:
Send a separate email for each order item - Best for orders containing multiple documents with different delivery times. You'll receive each document as soon as it's ready.
Send one email including all order items - You'll receive a single email once all documents in your order are ready. Best for orders where you need all documents together.
Send no email and notify me with in-app notifications - You won't receive any emails. Download your documents from your Order Manager after receiving in-app notifications.
Delivery Time and Follow-up
South Australian check searches are typically delivered within minutes of purchase. You'll receive a notification in your Landchecker account when the document is ready to download.
If your order isn't delivered within the estimated timeframe, you can follow up on delayed documents by checking your Order Manager or contacting Landchecker support.
