Understanding the Volume/Folio Identifier
The Volume/Folio identifier is a unique reference number that identifies a specific land title in Victoria. This number consists of two parts:
Volume: The first part of the identifier
Folio: The second part of the identifier
For example, a Volume/Folio identifier might look like this: Volume 12345, Folio 678.
You can find the Volume/Folio number on existing title documents, planning permits or previous property searches you've conducted.
If you don't have this number, you'll need to search by address first (which will include the Land Index fee), and then use the Volume/Folio number for future searches of the same property.
Step-by-Step Guide to Searching by Volume/Folio
Step 1: Access Document Searches
Click on Document Searches in the navigation bar at the top of the Landchecker platform. This takes you to the document searches area where you can search for and purchase property documents.
Step 2: Select Title Search
Click on the Title Search tab. Title searches are one of the most commonly purchased documents in Victoria, showing ownership details, encumbrances and other information registered on the land title.
Step 3: Choose Your State
Select State - VIC from the state selector, then click Next to proceed to the Victorian title search options.
Step 4: Change Your Search Method
In the search criteria area, click on the drop-down menu that shows different search options. Select Search by Volume/Folio from this menu. This changes your search method from address-based searching to Volume/Folio searching.
Step 5: Enter Volume/Folio Numbers
Enter the Volume/Folio number in the field provided. Make sure you enter the number exactly as it appears on your reference document.
For single searches: Enter one Volume/Folio number in the format provided.
For bulk searches: You can search multiple properties at once by entering multiple Volume/Folio numbers. Separate each Volume/Folio number with a semi-colon. For example: 12345/678;3456/789;34567/890.
After entering your Volume/Folio number(s), click Search. Landchecker will locate the matching property documents.
Step 6: Add Job Reference (Optional)
If you track your searches using job references for billing or project management purposes, enter your Job Reference in the field provided. This field is optional but helps you organise your document orders.
Step 7: Select Documents to Purchase
Review the search results showing available documents for your selected property. Tick the checkbox next to each document you want to purchase. You can select multiple documents at once if needed.
After selecting your documents, click Add selected items to shopping cart.
Step 8: Access Your Shopping Cart
Click the shopping cart icon in the navigation bar at the top of the screen. This icon shows the number of items currently in your cart.
Step 9: Review Your Order
You'll see two options:
View Cart: Review all items in your cart before proceeding
Purchase: Go straight to checkout
Select View Cart if you want to double-check your order, or select Purchase to proceed directly to checkout.
Step 10: Proceed to Checkout
If you selected View Cart in the previous step, review your order details carefully. Check that you've selected the correct documents and quantities. When you're ready, click Go To Checkout.
Step 11: Complete Your Purchase
On the checkout screen, review and confirm:
Delivery method: Choose how you want to receive your documents (typically email delivery)
Payment method: Select your preferred payment option
Once you're satisfied with your delivery and payment selections, click Buy to complete your purchase.
Your documents will be processed and delivered according to the delivery method you selected.

Searching by Volume/Folio identifier offers several advantages:

In these cases, conduct an address search first (which includes the Land Index fee), then use the Volume/Folio number from that result for any future searches of the same property.
